Start with the basics
How many bedrooms do you need? Are you set on having a first-floor master suite and a home office? Is it important to have separation between the bedrooms and gathering spaces? Once you have identified the must-haves, you have a great starting point. You’ll be able to eliminate a large number of homes and begin to focus in on the ones that make sense for you.
Now, move from needs to wants.
Have you always envisioned an island kitchen that’s open to your living area? A large walk-in closet and a spa bath in your master? Perhaps your dream is to have a big game room where the kids can hang out.
Consider the options
When you buy a new home, there are often floorplan options available depending on the plan. So if you fall in love with one home design that you think is perfect—except that it’s short a bedroom—be sure to ask the sales agent if there are options that would allow you to turn the loft space or bonus room into the extra bedroom you need to accommodate your family.
When you’re buying a new home in a master-planned community, the neighborhoods have been laid out ahead of time, with certain plans predetermined in certain spots. When you have decided which floorplan is for you, make sure it’s in a location you like. Or, if you have a preferred location, you can start there and then find a home that works.
